Located in the peaceful, bush-adjacent suburb of Pleasure Point in Southwest Sydney, this custom home by Casaview Homes showcases how thoughtful design and high-performance materials can come together to support modern living.
While the home delivers strong visual appeal, its true strength lies in its comfort, efficiency and resilience. From the beginning, performance was a key driver of design decisions. With bushland directly behind the property, achieving a BAL 29 rating was essential, requiring careful planning across the entire building envelope.
Thermal comfort built in
Bradford solutions played a central role in addressing these requirements. To support thermal performance, Bradford Gold R4.1 Ceiling Batts were installed throughout the garage and living areas. This high-quality insulation helps regulate indoor temperatures, keeping the home cooler in summer and warmer in winter while reducing reliance on heating and cooling systems.
Within the roof system, Bradford Thermoseal Roof Tile Plus was specified as an added protective layer beneath the roof tiles. This reflective sarking improves thermal efficiency while also acting as a barrier against dust, moisture and ember ingress.
Ventilation and bushfire protection
To further strengthen the roof’s performance, Bradford Windmaster BAL roof ventilators were installed. These ventilators are specifically designed to maintain airflow while preventing ember entry, ensuring compliance with BAL requirements without compromising ventilation.

Supporting design through integrated materials
The Bradford solutions were complemented by durable and visually striking materials across the rest of the build. Completing the roof were Monier Horizon roof tiles in Sambuca provide a robust outer layer, while PGH Shoreline Elkhorn bricks contribute texture, warmth and long-term durability to the facade.
Beyond performance, the home was designed to reflect the lifestyle needs of its owners, including expansive living areas and a fully integrated home salon.
